Investment Protocol
Our small business, C.H. Chandler Homes, is seeking minimum investments of 100k for income property acquisitions through-out Texas. I'm looking for distress properties w/ distress owners looking to advert foreclosure and bankruptcy. I'm looking for debt money or equity investors. I have a proven underwriting methodology that gives us the best chance for success. My acquisitions are preferable a 10 cap or better, 15% vacancy with expenses at 50% or less of gross income. My typical business model is to purchase 3-5 properties per year and hold for 5 years or less w/ an exit strategy of re-fi or sale. For debt money it's 24 months or less. On all my proformas I calculate returns of 8%-15% Cash on Cash. I'm very conservative and will never promise anything above 15%. Ligitimate Investments
Hello to all;
I'm a local home builder who looks for attractive real-estate projects through-out Texas. I specialize in single-family and multi-family residential. I'm NOT a broker who merges investor w/sellers/owners and receives a commission. I look for distress properties w/ distress owners looking to advert foreclosure and possible bankruptcy. I'm a very conservative investor who believes in leveraging as little as possible.
The typical profile of investor/s I'm looking for is someone who willing to be passive and preferably has a fulltime job w/ excessive cash flow looking for good opportunities.
The typical size deal I prefer to put together is between 250k-3.5mm.
Depending on the structure of a deal, all investors can expect a return of 8%-15% annualized.
Also, all my investments are in real-estate, tangible items you can touch. No SOFT investments, paper, bonds etc.

Apartment Complex in Dallas, Texas
To whom it may concern;
I have a contract to purchase the note for a 50 unit apartment complex in Dallas, Texas that I'm looking for someone to provide financing to me.
The county appraisal value is $1.156m and the note contract is for $550k less than 1/2.
Scenario 1;
Someone to purchase the note for 550k, sell the property to me at a high interest rate and allowing me to re-fi in 2 years or less.
Scenario 2;
Some to purchase the note, sell the property back to me at higher price, lower interest rate and allowing me to re-fi or sale in 2 years or less.
